Most people buying a house in Lahore are asked to imagine one. A plot, a drawing, a promise, and eighteen months of site visits. We do it the other way around.

MHI Developers buys the plot with our own capital. We design the house, appoint the contractors, supervise every pour and every joint, and finish it completely — structure, marble, gypsum, wiring, kitchens, wardrobes, bathrooms, iron work, paint and landscaping. Only then does it go on the market.

That means what you walk through is what you buy. No allowances, no “subject to final finishes”, no cost escalation halfway through. The four houses below were each taken from bare land to handover this way, in Blocks E, F and G of Bankers Avenue Cooperative Housing Society.

We are not agents. We do not list other people's houses. Everything on this site is a building we paid for, drew, put up and handed over ourselves — which is why we can answer any question about how it was built.

    You already own land in BACHS or nearby. We build on it to an agreed rate per square foot, grey structure or finished, on a written programme.

    Drawings, elevation, structural design and society submission — done before a single bag of cement is ordered.

    Marble and tile work, ceilings, wardrobes, kitchens, sanitary and paint — the stage most people underestimate and most builders rush.

    Renovation & elevation

    An older house brought up to current standard: facade, flooring, wiring, bathrooms. Priced room by room so you can stage it.

    Plot advice & purchase

    We buy plots in these blocks every few months, so we know what a street is worth and what it will be worth once built. Ask before you sign.

    Sell your plot or house

    Document security, correct pricing, buyer screening and honest valuation. We only list what we would buy ourselves.

    Find tenants, handle the agreement and keep the rent paid on time. Property managed even if you live abroad.

03  /  How a house happens

Four stages, one
party responsible.

The same team owns the plot, the drawings and the trowel. Nothing is handed between companies, so nothing gets lost between them.

  1. 01

    Acquire the plot

    We look for corner and boulevard plots inside BACHS with clean title, settled dues and a street that will still look good in ten years. We buy it outright.

  2. 02

    Design it for the street

    Elevation, plan and structure are drawn together. The house is designed for its actual orientation and frontage — not lifted from a catalogue of elevations.

  3. 03

    Build and finish it

    Grey structure, then the long part: marble and granite, gypsum ceilings with cove lighting, custom kitchens and wardrobes, sanitary, wrought iron, glass, paint.

  4. 04

    Hand over the keys

    The house is cleaned, tested and photographed complete. Transfer, possession and keys happen together. You move in, you don't start a project.

Every house on this page was funded, built and sold. Some of them with partners. If you want exposure to Lahore construction without running a site yourself, you can come in on the next plot with us — as a share of one specific house, not a pool.

    You see the exact plot, the block, the asking price, our drawings and our cost working. Nothing is committed until you have read it.

    The share is written down

    Your contribution, your percentage of the sale proceeds, who pays for what, and what happens if the house takes longer to sell. On paper, signed, before money moves.

  3. 03

    You watch it go up

    Photographs of your house at every stage, the same ones you see in the register above, plus the running cost sheet. Visit the site whenever you like.

  4. 04

    It sells, and we settle

    Sale proceeds are split as agreed once transfer completes. No management fee taken out along the way.

09  /  What it costs to build

Put your plot in,

The same arithmetic we run before we buy a plot. Choose the size, the number of floors and the level of finish, and it works out the construction cost, then lists the material it takes to get there. It is an estimate for planning, not a quotation.

The rate is not a number we typed in. It is the sum of the three lines above plus margin, divided by your covered area — so the build-up and the headline can never disagree with each other.

  • Utility connection charges and statutory fees

Read this before you rely on the number. It multiplies your covered area by a per-square-foot rate for Lahore and applies standard material thumb rules. It does not know your soil, your drawings, your setbacks, the height of your boundary wall, or what steel and cement cost the morning you buy them. Treat it as a starting figure to plan around, then ask us for a written quotation against actual drawings.

Questions buyers
actually ask.

Can I see the house before I buy it?

Yes, and you should. Every house we sell is standing and finished before it goes on the market, so there is nothing to imagine. Message us and we will fix a time to walk you through it — top to bottom, roof and service areas included.

Are these really your own projects?

Yes. Every photograph on this site is a house MHI Developers bought the plot for, designed, built and handed over — in Blocks E, F and G of BACHS. None of it is a render, a show home, or a picture of someone else's work.

Is the furniture in the photographs included?

Not unless we put it in writing. What is permanently built in comes with the house: marble and granite flooring, gypsum ceilings and cove lighting, fitted kitchens, wardrobes and joinery, bathroom fittings, iron work, glazing, paint and the finished boundary and landscaping.

Loose furniture, curtains, chandeliers where noted, and décor are presentation pieces. Ask us item by item and we will tell you exactly what stays.

I already own a plot in BACHS. Can we talk?

Send us the plot number and the block. We will tell you honestly what we think it can carry and what it would take — and if it is not something we are the right people for, we will say that too.

Where exactly is BACHS?

Bankers Avenue Cooperative Housing Society, Lahore. We have delivered in Block E, Block F and Block G. If you do not know the society, the easiest thing is to come and see one of the houses — the streets tell you more than a map does.

How does payment and transfer work?

We agree the price for the house as you have seen it, then the society transfer, possession and the keys are completed together — you do not take possession of an unfinished house or pay for work that has not been done.

Terms are settled in writing before anything is paid. Ask us for the current terms when you enquire.
